
Our client had obtained a valuation from their mortgage lender to confirm that the agreed purchase price was reasonable but needed re-assurance that the property was in reasonable condition without requiring any significant remedial work. We were instructed to prepare a RICS Homebuyer Survey which highlighted significant water ingress to the external walls at low level which in turn had led to rotten floor joists and damaged internal plaster. Our findings initiated a more extensive investigation into the issue by a specialist contractor and in turn allowed a re-negotiation of the purchase price to take into account the remedial works required.
